Cancellation Policy

We understand that plans change. These terms apply to all direct bookings.

Cancelling 14 days or more before arrival

If you cancel at any point up to 14 days before your arrival date, 50% of what you have paid is refunded.

Cancelling within 14 days of arrival

Cancellations made less than 14 days before arrival are not refundable.

If you cancel very soon after booking

If you cancel within 48 hours of making your booking, and your arrival date is still at least 28 days away, please contact us. We will refund you in full.

Payment schedule

A 50% deposit is taken at the time of booking to secure your dates. The remaining balance is due 28 days before arrival. If the balance is not paid by the due date we may treat the booking as cancelled, and the terms above apply.

If we have to cancel

In the unlikely event that we have to cancel your booking — because the property becomes unavailable or unsafe, or for any other reason outside your control — you will receive a full refund of everything you have paid.

Travel insurance

We strongly recommend taking out travel insurance that covers cancellation. Our terms cannot cover illness, travel disruption or changes in personal circumstances. Insurance can.
